Main residential rates
| Portion of purchase price | Rate |
|---|---|
| Up to £225,000 | 0% |
| Over £225,000 to £400,000 | 6% |
| Over £400,000 to £750,000 | 7.5% |
| Over £750,000 to £1,500,000 | 10% |
| Over £1,500,000 | 12% |
Main rates start charging tax above £225,000. At £300,000, main-rate LTT is £4,500. At £400,000 it is £10,500. The later 7.5% band applies only to the part above £400,000.
First-time buyers do not have a separate relief in Wales. Where the main-rate conditions apply, they use this same table. The £225,000 threshold should not be confused with the English first-time buyer threshold.
Higher residential rates
| Portion of purchase price | Rate |
|---|---|
| Up to £180,000 | 5% |
| Over £180,000 to £250,000 | 8.5% |
| Over £250,000 to £400,000 | 10% |
| Over £400,000 to £750,000 | 12.5% |
| Over £750,000 to £1,500,000 | 15% |
| Over £1,500,000 | 17% |
The higher schedule uses a £180,000 first band and a £250,000 second threshold. It is not a fixed percentage added to the main-rate result. For example, a £260,000 qualifying additional-property purchase has £15,950 LTT under the current higher schedule.
Choosing the right schedule
Higher rates usually matter when buying a dwelling for at least £40,000 while holding another relevant residential interest. The rules can include interests of joint purchasers, spouses and civil partners. A qualifying replacement of a main residence can be treated differently.
Property held elsewhere in the world can matter. A Welsh address alone does not determine higher-rate status, and living outside the UK does not mean you should add the English SDLT non-resident surcharge to Welsh LTT.
Dates, special cases and payment
The main residential bands shown here apply from 10 October 2022. The current higher bands generally apply from 11 December 2024, with exceptions for qualifying earlier contracts. The calculator is for current purchases without transitional protection.
Special higher-rate exceptions, including the time-limited rules for qualifying purchases leased to a Welsh local authority, need their own assessment. LTT is generally filed and paid within 30 days of the day after the effective date. A zero bill does not automatically remove the need for a return.
